These guys are great. Reasonably priced, professional, reliable and attentive. The tech they just sent for a service, Brandon, was great. He took the time to teach me about the HVAC equipment I had installed some time ago, patiently answered my questions and even took the time to wipe down the front of my furnace just because.
Judith R.
We used Elite HVAC service to install a whole-house humidifier. The outstanding team of Chris, Joseph and Jorban were wonderful to work with. They are knowledgeable, responsive, polite, and we could not have asked for better service. It was evident that they love what they do! There was a minor glitch getting an electrical part, but Juan kept us updated, and it didn’t take long to resolve the issue. We highly recommend Elite and will definitely use them again!
Michael B.
Our tech Michael was great. Arrived earlier than the window we were told. He was knowledgeable, efficient and friendly. Probably the best tech for a service company that we have ever hired. If you use Elite, I recommend trying to request him for your service.

Every interaction with Elite was excellent. Barb provided friendly and personalized help with scheduling, Steve brought his experience with old furnaces and took the time to show and explain why our very old unit was beyond saving, and Joseph and Yorvin spent several hours expertly and cleanly installing a new furnace. We called in the morning to request a diagnostic visit, and had our new furnace up and running by the end of the next day. From now on, Elite is our go-to company for HVAC service.

Our boiler failed a few years back on Christmas Eve. Elite came out and somehow obtained a Lockinvar boiler (98% efficiency) that we wanted. Since then, Elite has been replacing the filter (not a simple air filter, but a filter that drains 40 feet away). Whenever they come out, they always have arrived a bit early... a good thing. Also, and maybe I'm crazy, but I think there prices are fairly low. They always clean up afterwards too. I highly recommend Elite HVAC for any such needs you may have.

Benefits of Annual Boiler Maintenance

Professional boiler maintenance delivers significant advantages that far outweigh the service cost. Regular attention to your heating system protects your investment and prevents problems.

Improved reliability means fewer breakdowns during winter. Most boiler failures are preventable through maintenance that identifies worn components before they fail. Annual service catches problems while they’re minor and inexpensive to fix, preventing emergency situations during Skokie’s coldest weather when you depend on heating most.

Enhanced efficiency reduces heating costs throughout the season. Properly maintained boilers use less fuel to produce the same heat. Combustion tuning, cleaning, and adjustments optimize performance. Studies show that maintained boilers operate 10% to 15% more efficiently than neglected equipment, translating to substantial savings over a heating season.

An extended equipment lifespan defers costly replacement. Boilers receiving annual maintenance last longer than neglected systems. For equipment costing $5,000 to $15,000 to replace, extending lifespan by even a few years through maintenance represents significant value.

Safety improvements protect your family and property. Boiler maintenance includes testing safety controls, checking for gas leaks, verifying proper venting, and ensuring combustion produces no dangerous carbon monoxide. These safety checks provide peace of mind that your heating operates without creating hazards.

Key maintenance benefits include:

  • Significantly reduced likelihood of mid-winter breakdowns
  • Lower heating bills from improved efficiency
  • Extended the boiler’s lifespan by years
  • Maintained manufacturer warranty compliance
  • Early detection of potential safety issues
  • Fewer emergency repair calls and costs

Skokie’s cold winters mean boilers run heavily from November through March. This extended operation stresses components more than moderate climates. Regular maintenance is especially valuable here, where heating demands are intense, and reliability is critical.

Our Boiler Maintenance Inspection and Tune-Up Checklist

Elite HVACs performs comprehensive boiler maintenance following systematic procedures that address all critical components and functions. Our thorough approach ensures nothing gets overlooked.

Combustion testing and adjustment optimize efficiency and safety. We measure flue gas composition, adjust air-to-fuel ratios for proper combustion, and verify complete burning without excess fuel waste. Proper combustion maximizes efficiency while preventing carbon monoxide production.

Heat exchanger inspection checks for cracks, corrosion, or scale buildup. The heat exchanger is your boiler’s most expensive component and requires careful examination. We look for signs of deterioration that could lead to failure or dangerous exhaust gas leaks into your home.

Burner cleaning removes soot and debris that reduce efficiency. Clean burners produce consistent flames and complete combustion. We also inspect ignition systems, flame sensors, and gas valves, ensuring reliable operation.

Circulator pump inspection verifies proper water flow through your heating system. We check for bearing wear, leaks, and proper operation. Pumps circulate heated water to radiators or baseboard, and failures prevent heat distribution even when the boiler fires properly.

Our maintenance checklist includes:

  • Complete combustion testing and adjustment
  • Heat exchanger inspection for damage
  • Burner and ignition system cleaning
  • Circulator pump inspection and lubrication
  • Pressure testing and relief valve check
  • Expansion tank inspection
  • Gas line connection testing for leaks
  • Control system testing and calibration
  • Venting inspection for blockages
  • Water treatment evaluation for scale control
  • Complete safety control verification
  • Operational testing under load

Most residential boiler maintenance takes two to three hours, depending on system type and condition. We work efficiently while being thorough with every inspection point and service procedure.

Risks of Skipping Routine Boiler Service

Regular maintenance discovers problems before they cause breakdowns. Understanding common issues we find helps homeowners recognize the value of preventive service.

Scale buildup from hard water is extremely common in Skokie boilers. Our mineral-rich water deposits calcium and magnesium inside heat exchangers, reducing heat transfer efficiency. Severe buildup causes overheating and premature heat exchanger failure. Water treatment and periodic flushing address this problem before damage occurs.

Worn circulator pumps show bearing noise, leaks, or reduced flow. Pumps work constantly during the heating season and eventually wear out. Catching pump problems during maintenance allows convenient replacement rather than emergency service when pumps fail completely.

Corroded components, including pipes, valves, and fittings, develop leaks over time. Small leaks discovered during maintenance can be repaired easily. Undetected leaks worsen and can cause significant water damage before being noticed.

Pressure and temperature control problems prevent proper operation. Failed aquastats, pressure switches, or temperature limit switches cause irregular heating or safety shutdowns. Testing during maintenance identifies control issues before they cause comfort problems or unsafe conditions.

Venting problems, including blocked flue pipes or damaged vent connections, create dangerous carbon monoxide risks. Annual inspection ensures exhaust gases vent properly to the exterior rather than leaking into living spaces.

Ignition system wear affects reliability. Dirty flame sensors, worn igniters, and gas valve problems cause no-heat situations. These components degrade gradually, and maintenance catches problems before they cause failures during peak heating season.

Risks of Skipping Routine Boiler Service

Neglecting boiler maintenance creates problems that worsen over time. What starts as decreased efficiency eventually leads to component failures and safety hazards.

Unexpected breakdowns occur far more frequently without maintenance. Most boiler failures develop gradually through worn components, accumulating debris, and degrading controls. Annual service catches these issues early. Without maintenance, problems progress until sudden failures happen, often during the coldest weather when you need heating most.

Higher heating bills result from declining efficiency. Dirty heat exchangers, improper combustion, and worn components make boilers work harder using more fuel for the same heat output. This efficiency loss happens gradually, so you may not notice year-to-year changes, but maintained versus unmaintained boilers show dramatic consumption differences.

Shortened equipment lifespan means premature replacement. Boilers typically last 15 to 25 years with proper care, but only 10 to 15 years when neglected. Replacing a boiler years earlier than necessary wastes thousands of dollars.

Safety hazards develop without annual inspection. Cracked heat exchangers leak combustion gases containing carbon monoxide into living spaces. Failed safety controls allow dangerous operating conditions. Blocked venting prevents proper exhaust gas removal. These problems create life-threatening situations that annual maintenance prevents.

Warranty violations occur when manufacturers require annual service. Many boiler warranties specify professional maintenance as a condition of coverage. Skipping service can void warranties, leaving you paying full cost for repairs that would otherwise be covered.

Skokie’s hard water makes maintenance especially critical here. Scale accumulation happens faster in our area than in regions with softer water. Without annual flushing and water treatment evaluation, scale damage progresses rapidly, causing expensive heat exchanger failures.
